I provide independent third-party plan reviews of projects in lieu of local code officials. Many municipalities have building departments with limited staffing, more permits to process than they can handle in reasonable time, or limited code expertise for particular types of buildings.

Process

Typically the process works like this:

1) If a third-party review is warranted, obtain approval in advance from the local building official or fire marshal that they will accept my review.

2) Submit all of the construction documents to me that you would normally submit to the building department, i.e., drawings, specifications, statement of special inspections, etc., in PDF format.

3) I perform my initial review and submit my report to the local jurisdiction and the project team so that they can respond with corrections or clarifications.

4) Once all outstanding items are resolved I will report my conclusions to the jurisdiction and recommend that they issue the permit.

5) Some jurisdictions also require that I review any subsequent changes to the project and amendments to the construction documents.
